Carnet Condo is Québec-made maintenance logbook software for co-ownerships, published by BJPR Internet Technologies and developed on the South Shore of Montréal.
Why Carnet Condo exists
Since the Regulation under Bill 16 (Law 16 — article 1070.2 of the Civil Code of Québec) came into force in August 2025, every syndicate of co-ownership must keep a maintenance logbook, with a deadline of August 15, 2028. In self-managed co-ownerships of 2 to 100 units, that obligation rests on volunteer board members, with no property manager and no tool built for the job.
Carnet Condo was designed in Québec by Camélia Raymond, founder of BJPR Internet Technologies, precisely for those volunteer boards of directors: a tool offered in English and in French, fluent in the vocabulary of Québec co-ownership, that structures building upkeep and contingency fund tracking without requiring any technical training.
Our mission: to let volunteer board members of Québec co-ownerships keep their maintenance logbook and their contingency fund in good order, without depending on an expert day to day.

Where we work
Carnet Condo serves co-ownerships everywhere in Québec: the application is entirely online and support is offered remotely, in English and in French. Our home base is the South Shore of Montréal (Brossard, Longueuil, Saint-Lambert, Boucherville and the surrounding area), where the company is established and where the first co-ownerships we supported are located.
