What is not included: the professional’s study
The software subscription does not include the contingency fund study or the initial maintenance logbook, which must be prepared by a professional recognized under Bill 16 (Law 16) — a member of the OIQ, OEAQ, OAQ or OTPQ; a CPA may also carry out the study. Expect $2,500 to $20,000 and up depending on the size of the building: sourced price ranges are in our contingency fund study guide. In real terms, $3.50 per door per month
For a 12-unit co-ownership, the $504-per-year subscription works out to $3.50 per door per month: a fraction of one monthly condo fee, and less than the cost of a single hour of a property manager’s time per month. In return, the board of directors gets an up-to-date maintenance logbook, contingency fund tracking and documents ready for the meeting of co-owners.
Another way to look at it: the Bill 16 Regulation requires the board to update the logbook at least once a year (art. 4) and to have it reviewed periodically by a professional — a review that costs $1,750 on average according to the government. 3-month free trial: pay only if you stay
Every new building starts with a 3-month free trial. A payment card is requested when the building is created, but the first payment is only charged at the end of the trial. You can cancel at any time before the trial ends, at no cost.

Is there a commitment? How do I cancel a Carnet Condo subscription?
You cancel your Carnet Condo subscription yourself, directly in the application, with no phone call and no questions asked. After cancellation, the building keeps full access until the end of the term already paid; there is no prorated refund.
What happens to my data if I leave Carnet Condo?
Your data is never deleted: when the subscription ends, the logbook becomes read-only and remains available to consult. A complete export of all your data (ZIP file) is available at any time, during and after the subscription.
Are taxes included in Carnet Condo’s prices?
No. Carnet Condo prices are shown before taxes; GST and QST are added to the amount billed, as with any service in Québec.
Who receives the invoice: the syndicate or a board member?
Carnet Condo invoices are issued in the name of the syndicate of co-ownership. One person (the paying owner) provides the payment card, but the expense belongs to the syndicate, which keeps reporting to the board of directors simple.
What happens if the board member who pays leaves the board?
The paying-owner role in Carnet Condo is transferable: another board member can take over the payment with no service interruption and no need to recreate the building. The change is done self-serve in the application.
Can I change the payment card myself?
Yes. You can change the payment card yourself in the Carnet Condo application settings, without contacting support.
Do I need a subscription for each building?
Yes, Carnet Condo works with one subscription per building: each building has its own logbook, its own 3-month free trial and its own billing, calculated from its number of units.
