Plan a replacement (create a major repair)

Create a major repair, a replacement or major renovation planned over the building's life cycle, tied to a component.

Goal

Plan a major intervention, a replacement (roof membrane, elevators…) or major repair, over the building's life cycle, tied to a component, with its estimated costs and funding source.

Audience

Administrator of the building. The "Major repairs" section is admin-only.

Prerequisites

Be an administrator.
The component exists (or can be created on the fly via its Uniformat code + name).

Steps

Open "Major repairs" in the sidebar, then click "Plan a replacement".
Fill in: Title (required), Description, Component and Uniformat code (required), Work type (Replacement, Replacement provision, Major repair…), Planned date (required), Current estimated cost, Future estimated cost, Funding source, Supplier.
Click "Create replacement". A "The major repair was created." message appears; the repair shows up with the Planned status.

Current vs future cost

The current estimated cost feeds today's budget; the future estimated cost projects the expense to the planned year, useful for the contingency fund.

Tips and common errors

Required fields: without a title, a component or a planned date, creation is blocked.
Work type: the "Provision for…" types reserve an amount without immediate work.
